Norfolk survey work, from the Broads to the Wash.
Norfolk is where this business is based, so it is where we are quickest and where we know the ground best. Norfolk is not one ground condition either: the Fen, the Broads, the north coast and the Breckland behave nothing alike, and the difference usually decides which survey you actually need.
Ground conditions
Why the same survey costs different amounts in different parts of Norfolk.
Fen and Broads peat
Peat is compressible, and it has been compressed for centuries. Levels matter more here than almost anywhere else, and a site that looks flat on an aerial photograph may not be flat on the ground. Where peat depth decides the answer, we measure it with drone-based ground-penetrating radar along transects, rather than guessing from a soil map or driving a trial pit through a habitat.
Chalk and glacial sands, west Norfolk
The easiest ground in the county, and the reason most of the estate and equestrian work sits where it does. Backsight and bench-mark discipline still decides whether a survey is any use.
Cromer Ridge and the north coast
Steep, wooded and often soft at the edges. Vegetation and slope together make laser scanning the sensible first choice rather than the expensive one.
Freezing sands and clay, south Norfolk
Shrink-swell across the Breckland and the southern clay belt. A level survey in summer is not the same answer as one taken in February.
Where we work
23 towns
8 districts · listed alphabetically
Attleborough
/Breckland
Growing commuter town with a rural surround. Measured building and boundary work where old field boundaries rarely match the modern map.
Aylsham
/Broadland
North Norfolk market town on the Bure. Rural, gently rolling and heavily dependent on old field boundaries.
Costessey
/Broadland
Continuous suburban growth south of the city. Setting-out, as-built records and progress monitoring on live sites.
Cromer
/North Norfolk
Coastal town on the Cromer Ridge. Steep ground, sea erosion and defended slopes, where levels and section information decide what can safely be built.
Dereham
/Breckland
Market town on the southern clay belt. Building surveys, level surveys and setting-out across a wide rural hinterland.
Diss
/South Norfolk
Market town on the Suffolk border. Level, boundary and drainage work, with clay ground that moves between seasons.
Downham Market
/King's Lynn and West Norfolk
Fenland edge market town. Drainage and flood risk, plus the level control that a soft site needs before anything is designed.
Fakenham
/King's Lynn and West Norfolk
Central Norfolk market town. Farm and estate work, boundaries, drainage and condition records on older, larger plots.
Great Yarmouth
/Great Yarmouth and Gorleston
Coastal and heavily developed. Levels, drainage and shoreline work, with flood risk a routine part of the brief rather than an exception.
Harleston
/South Norfolk
Small market town on the southern clay plain. Farm, drainage and setting-out work across open land with few benchmarks to tie to.
Holt
/North Norfolk
Georgian market town and a large surrounding estate country. Point clouds and measured surveys on plots where access is the real constraint.
King's Lynn
/King's Lynn and West Norfolk
West Norfolk's main town, with a large industrial and port hinterland. Brownfield, drainage and control work on sites that often have buried services on old records.
North Elmham
/Norwich District
One of the best-preserved villages in the county. Heritage-scale point clouds and measured building surveys where you cannot get a total station into the plot.
Norwich
/City of Norwich
County city and the largest concentration of work we handle. Urban setting-out, party wall, measured building and progress monitoring, usually same-day.
Reepham
/Broadland
Small market town with a strongly agricultural hinterland. Boundaries, drainage and volumetric work on land rather than buildings.
Sheringham
/North Norfolk
Clifftop and slope work with a defended coastline behind it. Beach, dune and level surveys where the ground genuinely moves.
Sprowston
/Broadland
North Norwich suburb. Party wall and measured building work across largely post-war stock, where the records are thin.
Swaffham
/Breckland
Market town and local administrative centre. Boundary, condition and setting-out work across a wide Breckland hinterland.
Taverham
/Broadland
Village growth on the edge of Norwich. New-build setting-out and level surveys on ground that has been infilled repeatedly.
Thetford
/Breckland
Forest and heath. Aerial mapping and volumetric work for woodland, plantations and large agricultural holdings, where walking is not proportionate.
Watton
/Breckland
Market town in the Fens. Drainage, levels and flood risk on ground that is compressible across the whole site.
Wells-next-the-Sea
/North Norfolk
Harbour town on a shingle spit. Marsh, dunes and tidal levels, where the datum and the epoch of observation are the whole job.
Wymondham
/South Norfolk
Historic market town on the old Norwich road. Conservation-area fabric alongside new housing, so measured records are usually needed both ways.
